Harrison Avenue's Last Call Has a Date on It

October 15, 2026

"Leases go up. It's not like we didn't see it coming."

Colin Lynch said that to the Boston Globe in July. He was explaining why his group, Traveler Street Hospitality, will close Bar Mezzana, No Relation, and Shore Leave on New Year's Day. He told the Globe the decision came down to renewing the lease with landlord National Development. He called that relationship strong. He also said the new terms "would have entailed a strain on the business."

The announcement came with a six-month runway, and Lynch said he chose it so employees had time to find new work. The early notice changed the fall on Harrison Avenue. The end of the year now runs on a calendar people can plan around. That calendar has about eleven weeks left, and other dates in the neighborhood run out before it does.

A Decade at 360 Harrison, Ended by a Lease

Bar Mezzana sits at 360 Harrison Avenue. It turned ten in June. The Globe called it an acclaimed Ink Block coastal Italian restaurant. Shore Leave, the tropical lounge, opened eight years ago, and No Relation is the sushi bar inside it. Lynch and partner Heather Lynch run the group with partner Jefferson Macklin.

The reason for closing matters because it is not a story about a slow room. Lynch told the Globe the investors "got paid back and then some." In August, Boston Magazine put the closings in a larger piece about top Boston chefs opening outside the city. The magazine said the decision came from an expected rent increase that would have made margins tight going forward. Lynch also told the magazine about pressure beyond rent. He mentioned high ingredient costs and slower restaurant traffic as household budgets tighten. In his words, "the highs are still very high, but the lows are getting lower."

Black Lamb, the group's South End brasserie and oyster bar, will stay open. Both the Globe and Boston Magazine reported this. Lynch told Boston Magazine his focus is finishing strong at the three restaurants that are closing.

Nobody has publicly said what comes next in these spaces. No replacement tenant and no new National Development plan for Ink Block retail had been announced in the coverage reviewed for this post. The Ink Block retail page still lists Bar Mezzana among its tenants, next to Whole Foods Market, Fuji, Sweetgreen, Yellow Door Taqueria, The Handlebar and others. That directory shows the block as it stands today, not what it will look like in January.

The Farewell Season Came With a Guest Chef

Chef Veo Robert's Laotian pop-up, Phaeng & Phiu, took over the kitchen at Shore Leave, 11 William E. Mullins Way, on September 15. According to the Phaeng & Phiu residency page, it runs through December 31, 2026, Tuesday through Saturday from 5 to 10 p.m. Boston.com's September roundup also gives December 31 as the end date in its write-up. Its event-details line lists Tuesdays through Sundays until December 21. The pop-up's own page is the most direct source, so this post uses its dates. Check the schedule on the page before planning a December visit around a specific night.

Boston.com's menu notes include krapow gai dumplings with ground chicken, toasted chili oil and fried basil, plus green papaya salad and chicken wings in a sauce of chili jam and padaek. There is also a Pad Kee Mao Talay made with New England seafood, rice noodles, chili oyster sauce and basil. In its October guide, Boston Magazine said the residency fills the bar's "final few months."

Ryan Lotz, beverage director and managing partner for Shore Leave and No Relation, gave the Globe the best summary of the bar's run. "Eight years of Shore Leave is nuts for a weird little rum bar with occasional drag shows," he said. That run now ends with a Laotian residency.

SoWa's Sundays Run Out Six Weeks Earlier

The restaurant goodbyes end on January 1. Other dates on the same stretch of Harrison Avenue run out sooner.

The SoWa Open Market 2026 season ends November 15. It runs Sundays from 11 a.m. to 5 p.m. at 500 Harrison Avenue and Thayer Street, and admission is free. Counting from today, October 12, five Sundays are left: October 18 and 25, then November 1, 8 and 15.

The Art + Design District also has two dated events this month. SoWa's 5th Annual Design Day is October 15. Affordable Art Fair Boston comes to SoWa Power Station October 22 through 25. Its event page says the work for sale is priced under $12,000.

Put those dates together and late October through mid-November is the busiest window left on the corridor. The market, the art fair and the Phaeng & Phiu residency all overlap then. After November 15, the restaurants are the only part of that list still open.

What's Opening Is Built for the Morning

The new arrivals around the corridor follow a pattern of their own. They are cafes and bakeries, and they are taking over spaces that used to belong to other food businesses.

C'Yool Yemeni Cafe & Bakery opened at 600 Harrison Avenue, the former Atlantico space. Boston Restaurant Talk reported it open on September 17. The reported menu includes Yemeni mountain coffee, qishr, Yemeni chai, honeycomb bread and manakeesh. That puts it a short walk from SoWa's Sunday market for the last five weekends of the season.

Over on Tremont Street, Brick Street Bagels was open by September 18 at 570 Tremont, the former Aurora Market & Bakery. Boston Restaurant Talk noted that the South End is where the bagel business got its start. Aurora had opened in early 2025 and closed in July 2026. In that storefront, one daytime bakery replaced another within about two months.

Tremont also lost a long-running business this fall. Rome Pizza at 416 Tremont closed after 30 years, according to a September 24 report.

The one evening concept in the pipeline is still only proposed. A Boston Licensing Board notice published October 8 lists a petition to transfer Frenchie's license at 560 Tremont Street to 562 Tremont, LLC, doing business as Osteria560. The hearing is set for October 14. Boston Restaurant Talk reported that the filing describes a first-floor dining room, bar, greenhouse dining area and seasonal patio. No opening date for Osteria560 has been published.

So the neighborhood's newest confirmed openings serve coffee, chai and bagels. The dinner rooms leaving Harrison Avenue have a fixed end date, and nothing announced so far takes their place.

The Remaining Calendar, Counted From Today

Here is the year-end on and around Harrison Avenue, in order, using the dates in the sources above:

  1. October 14: Licensing Board hearing on the proposed Osteria560 at 560 Tremont.
  2. October 15: SoWa's 5th Annual Design Day.
  3. October 18 and 25: SoWa Open Market Sundays, 11 a.m. to 5 p.m., 500 Harrison Avenue.
  4. October 22 to 25: Affordable Art Fair Boston at SoWa Power Station.
  5. November 1, 8 and 15: SoWa Open Market's last three Sundays of 2026.
  6. Through December 31: Phaeng & Phiu at Shore Leave, Tuesday through Saturday, 5 to 10 p.m., according to the pop-up's own page.
  7. New Year's Day: Bar Mezzana, No Relation and Shore Leave close. Black Lamb stays open.

From today, that leaves 81 days to the closing date. For a ten-year-old Italian restaurant, an eight-year-old rum bar and the sushi counter inside it, those days are the last stretch. Lynch told the Globe he announced early knowing it "might bite us in the end, being short-staffed." If you plan a last dinner at Bar Mezzana or a last drink at Shore Leave, earlier in the season may be easier on the staff who stayed.

When a ten-year restaurant that paid back its investors decides a lease renewal no longer works, it says something about the street. If you own on or near Harrison Avenue and want to talk about how changes like this affect your block, Jamie Iacoi is glad to share what he's seeing. Let's Connect.
